Our story

The whole process, done ourselves

Between March and October 2026 we bought Casa Tre Pettirossi and set everything up, from the search to the olives at the frantoio (olive mill). No expensive estate agent charging both buyer and seller 4 to 5 per cent; we did it ourselves, with help from an estate agent friend, a local lawyer, the notary, a commercialista (accountant), a geometra (surveyor), an installer and the municipality. Roeland brought his experience from banking and as an entrepreneur.

1. Searching and finding, with help from an estate agent friend.
2. Checks by the geometra and the lawyer.
3. Codice fiscale and an Italian bank account.
4. Offer and preliminary purchase contract (compromesso).
5. Signing at the notary (rogito).
6. Registering with the municipality and an Italian identity card.
7. Setting up the company and the accounts with the commercialista, registering with the Chamber of Commerce.
8. Renovating with the geometra, the municipality and the installer.
9. The land and the olive trees: harvesting, off to the frantoio and our own Olive oil.
10. Doors open: from April 2027 we welcome guests in eight apartments.

Can you do it yourself? Yes. It does take a lot of time and energy. If you would rather make it easier, we know a good estate agent who takes care of things and charges less.
