Active holidays
On the estate you swim your lengths and train in the outdoor gym. From the front door you walk and cycle into the hills, and nearby there is plenty more: padel in the village, golf 15 minutes away, climbing in Perugia and the water of Lake Trasimeno.
On the estate
Our own pool
Swimming
The 15 x 8 m pool looks out over the valley. Swim your lengths in the morning, or cool off after a bike ride.
Outdoor gym
Fitness
On the grounds there is an outdoor gym with kettlebells, weights, a pull-up bar, battle rope, punching bag and rowing machine. And the hills around make every workout tougher.
From the front door
Walking
Across our own 70 hectares you walk through woods, olive grove and fields full of wild herbs. Want to go further? Hike into the hills towards Monte Tezio.

Padel and beach volleyball
In our village of Mantignana you’ll find Obeya Beach: padel and beach volleyball, indoors and outdoors. In summer it hosts beach volleyball tournaments.
Nature park
Monte Tezio
Monte Tezio (961 m) is close by. A loop walk of about 7 km (around 3 hours) takes you to the top, with views over Lake Trasimeno and as far as the Apennines. With a bit of luck you’ll see roe deer on the way.
Op de fiets
Cycling
Road bike, gravel bike or mountain bike: from the front door you’re straight into the hills. Or ride the loop around Lake Trasimeno, about 58 km and mostly flat. Prefer a little help? Hire an e-bike by the lake, for example in Castiglione del Lago. Your bike can come along on the boat to the islands.
On the lake
Sailing, SUP and boating
On Lake Trasimeno, 15 minutes away, you can hire a SUP, kayak or boat, and take sailing lessons. The ferry takes you to Isola Maggiore and Isola Polvese.
Perugia
Climbing
In Perugia, about twenty minutes away, there are bouldering gyms such as Dreamtime and Metropolitan Boulder. Outdoors you can climb the rock face of Monte Tezio.

Rafting and kayaking
On the river Nera, at the Cascata delle Marmore, you can go rafting or hydrospeeding. Beginners welcome; you do need to be able to swim. Prefer it calmer? Paddle the Nera between Ferentillo and Arrone.

The three courses

Antognolla Golf
Antognolla is one of the best courses in Italy. The World Golf Awards named the course the best golf course in Italy three times, most recently in 2024. In 2025, golfers at Leading Courses chose Antognolla as the best golf club in Italy and the best-maintained course.
The course was designed by Robert Trent Jones Jr. and is located in a green valley near the medieval castle of Antognolla. Elevation differences, rock walls and two large lakes make each hole different, with wide views over the Umbrian hills. Challenging for good players, and delightful for those who just want to enjoy the scenery.
Green fee: approx. €120 for 18 holes, approx. €70 for 9 holes. The course is quite hilly, so a buggy (approx. €50) is recommended. You need a handicap: maximum 28 for men, 36 for women.

Golf Club Perugia
Golf Club Perugia, founded in 1959, is a quarter of an hour from Casa Tre Pettirossi. Its clubhouse is special: a restored lime kiln from 1921, with the old towers still standing.
The course is gently rolling with the feel of a classic English parkland course. Not very long, but the trees along the fairways reward accurate tee shots. With a covered driving range, practice greens and a short three-hole course: great for practice or if you are bringing beginners. After your round, eat at the club’s restaurant.
Green fee: € 55 – 75 for 18 holes, € 35 – 45 for 9 holes, depending on season and day. For rent: buggy € 40 – 45, golf set € 40.

Golf Club Lamborghini
A relaxed 9-hole course on the estate of Ferruccio Lamborghini near Panicale, in the hills near Lake Trasimeno. The founder of the car brand designed the course himself, in the early nineties, on his own vineyard.
Gently rolling, easy to find your way around and well kept, with a large practice area. The estate also makes its own wine. Ideal for half a day of golf, or for learning the game.
Green fee: € 30 – 35 for 9 holes, € 40 – 50 for two rounds.
